Flat roof repair, traced to the actual breach

On a flat roof the wet spot inside is often nowhere near the hole outside. Water runs under the membrane until it finds a way through the deck.

We start at the penetrations and the seams because that is where flat roofs actually fail, then work outward. Drains, curbs, pipe boots and edge metal. A stain in the middle of a warehouse ceiling very often traces back to a curb thirty feet away.

Patching directly above the stain is the classic wrong move. It costs money and the leak continues.

Repair versus replace

A discrete puncture or a failed seam on an otherwise healthy membrane is a straightforward repair and we will do exactly that. A membrane that is broadly brittle, or an assembly with widespread wet insulation, is throwing good money after bad.

Ponding is a warning

Water standing for days after a rain is telling you the drainage failed, either from a clogged drain, a settled deck, or a design that never had enough fall. Clearing drains is cheap. Ignoring persistent ponding is how a repair becomes a replacement.

We come out and look first, and that costs nothing. Somebody gets on the roof, not just in the driveway with binoculars. We photograph what we find, including the things you cannot see from the ground, and then we sit down and go through the pictures with you.

If there is damage worth filing on, we tell you and we explain what the claim process looks like before you call anyone. If there is not, we tell you that too, and you have lost nothing but the time it took us to look.

When the work is scheduled we tarp your landscaping and the walls before a single shingle comes off. Material gets staged where it will not block you in. The tear off happens, we look at the decking with you if we find anything soft, and the new system goes on. At the end we run magnets over the yard and the driveway more than once, because nails in tires is the thing careless roofers are remembered for.

Warranties, and what they actually cover

There are two warranties on any roof and people routinely conflate them. The manufacturer warrants the material against defects. The roofer warrants the workmanship. Most leaks are workmanship, not defective shingles, so the second one is the one that matters most in practice.

Manufacturer warranties also have conditions. Enhanced system warranties generally require that a certified contractor install a full system of that manufacturer’s components, not just their shingles with whatever underlayment was cheapest that week. If someone quotes you a fifty year warranty, ask what specifically triggers it and what voids it.

Ventilation is a common quiet exclusion. An improperly ventilated attic cooks shingles from below, and manufacturers know it, so inadequate ventilation can limit a claim. That is one reason we look at your ventilation as part of the job rather than treating it as an upsell.

Wind is the other half. Gusts lift shingles at the seal strip and fold them back. They often lay right back down looking completely normal from the ground, but the seal is broken and the shingle now has a crease through it. Finding those takes somebody lifting tabs by hand.

Then there is the heat. A dark roof in a Texas August runs extremely hot, and an attic without adequate ventilation cooks the shingles from underneath. Roofs here age faster than the number printed on the wrapper suggests, and poor ventilation is a quiet reason why.

Then there is the heat.

Hail damages a shingle by fracturing the fiberglass mat under the granules. The bruise frequently does not leak right away, which is the trap. People assume they came through fine, the claim window closes, and two years later there is a stain on the ceiling with no coverage left to address it.

Questions about flat roof repair

Why does my roof leak only in heavy rain?

Usually a drainage problem rather than a hole. In light rain the water leaves before it reaches the weak detail. In heavy rain it backs up past it.

Can you repair in winter?

Yes. Cold affects some adhesives and welding parameters, and we adjust for it. Emergency repairs do not wait for spring.

How long does a repair last?

A properly welded patch on sound membrane is permanent. A sealant smear is not, which is why we do not do those.

Should I just coat the whole roof?

Coatings have a place on a sound roof as a maintenance measure. Over a wet or failing assembly a coating is an expensive way to hide a problem.

Do you offer maintenance?

Yes, and on flat roofs it is genuinely worth it. Keeping drains clear and details inspected twice a year prevents most of the failures we get called out for.
