Shingle roofing done the way it is supposed to be done
Most roofs in North Texas are asphalt shingle, and most shingle roofs fail early for reasons that have nothing to do with the shingle. It is almost always the details underneath.
The shingle is the cheap part
People shop shingle roofs by brand and color. The brand matters less than you would think. What decides whether your roof makes it twenty years is the decking condition, the underlayment, the ice and water barrier in the valleys, the pipe boots, the step flashing where the roof meets a wall, and the ventilation.
Every one of those is invisible from the driveway once the job is done. That is exactly why they get cut. When we tear a roof off we photograph what is underneath and show you, so you know what you actually paid for.
What we replace whether you asked or not
Pipe boots are the single most common leak we find on a roof that is otherwise fine. The rubber collar splits from UV in about ten to fifteen years here and drips into the ceiling below. New roof, new boots. We do not reuse them.

Choosing a shingle
Three tier decision. Basic three tab is nearly gone from this market. Architectural is the standard, dimensional and much better in wind. Designer shingles are heavier and imitate slate or shake. Separately from looks you choose an impact rating, and in hail country that choice matters more than the color. See Class 4.
How a job with us actually runs
We come out and look first, and that costs nothing. Somebody gets on the roof, not just in the driveway with binoculars. We photograph what we find, including the things you cannot see from the ground, and then we sit down and go through the pictures with you.
If there is damage worth filing on, we tell you and we explain what the claim process looks like before you call anyone. If there is not, we tell you that too, and you have lost nothing but the time it took us to look.

When the work is scheduled we tarp your landscaping and the walls before a single shingle comes off. Material gets staged where it will not block you in. The tear off happens, we look at the decking with you if we find anything soft, and the new system goes on. At the end we run magnets over the yard and the driveway more than once, because nails in tires is the thing careless roofers are remembered for.
Ventilation is half of a roof's lifespan
When we quote a roof we look at what intake and exhaust you actually have, not just what is visible from the driveway. If the ventilation is undersized we will tell you, and we will explain what correcting it costs, because putting a new roof over a bad ventilation situation just starts the clock over on the same problem.
When it is not working, and it frequently is not, attic temperatures climb far above outside air in a Texas summer. That heat degrades the asphalt in the shingles from underneath, which is why roofs here often fail years before the number on the wrapper. It also drives cooling costs and, in winter, contributes to moisture problems.

The most common failure we find is blocked soffit vents. Insulation gets pushed into the eaves during an attic top up and seals off the intake. The ridge vent then has nothing to pull from and the whole system stalls. It is inexpensive to fix and almost nobody looks for it.
When to replace and when to wait
The signals that genuinely matter are these. Granules collecting heavily in the gutters, which means the shingle surface is wearing through. Shingles that are curling or cupping at the edges. Bald spots where the mat shows. Any daylight visible through the deck from inside the attic. Repeated leaks in more than one location, which usually means the roof has stopped being repairable and started being a replacement.

If yours is in that range and a storm came through, that is worth an inspection. If it is eight years old and nothing has happened, it very likely does not need attention.

The honest position is that we would rather look at your roof twice over five years and do the work when it is genuinely time than sell you a roof today that you did not need. That is a slower business and it is the one Seth wanted.

How long should a shingle roof last here?
An architectural shingle roof in North Texas realistically runs fifteen to twenty five years, and hail is usually what ends it rather than age. The manufacturer’s number on the wrapper assumes weather that we do not have.
Do I need to tear off the old roof?
We tear off. Layering over hides the decking and traps heat, which shortens the life of the new shingles. If someone is quoting you an overlay to win on price, understand what you are trading away.
How long does a typical house take?
Most residential roofs are a one day tear off and install with a crew on site. Bigger or steeper roofs, or ones where we find decking to replace, can run into a second day.
What about my landscaping and my driveway?
We tarp the beds and the walls before anything comes off, and we run a magnet over the yard and drive more than once at the end. Nails in tires are the complaint every roofer earns if they are careless, and we take it seriously.
